Welcome to LUXHYTTE [lux-see-tuh] (hytte – Norwegian word for “cabin”), where rustic charm meets refined luxury. As spring softens the forest and summer stretches long across the high country, this rammed earth hytte becomes a sanctuary of cool mornings, warm evenings, and windows that frame the slow drift of light across the pines. Whether you're here to unplug, unwind, or uncork something fabulous, we’re thrilled to host you. Before you dive into the oversized soaking tub or start roasting marshmallows by the fire pit, let’s go over a few essentials to make your stay smooth, safe, and sparkle-level serene. 1. Arriving Into Comfort: Thermal Mass & Passive Cooling The home is built from rammed earth, a material that behaves like carved canyon walls—absorbing the cool of dawn, releasing warmth long after sunset. LUXHYTTE stays naturally comfortable without air conditioning, following the mountain’s own rhythm. To keep the space serene: • Invite the morning in Open windows early to draw in crisp alpine air. • Seal the coolness Close windows by late morning to preserve the chilled interior. • Curtain choreography Close sun facing curtains during the afternoon; reopen them in the evening. • Evening refresh After sunset, open windows to flush the home with cool night air. • Use the living area fan It supports the home’s natural cooling cycle. How to Tilt the Windows The four large windows on the living/kitchen side can be tilted for soft, controlled ventilation. • Turn the handle all the way up • Pull gently downward to tilt the window inward This creates a quiet, steady airflow—perfect for warm afternoons. 2. Radiant Floor Heating & Thermostat Etiquette The home uses radiant floor heating, which warms slowly and evenly from beneath your feet. • Please do not adjust the thermostat. Radiant systems take hours to respond, and frequent changes disrupt the home’s natural balance. If you feel chilled, the gas fireplace offers instant comfort. 3. Gas Fireplace (Ambiance & Instant Warmth) The gas fireplace is both atmosphere and quick heat when mountain evenings turn unexpectedly cool. • Use the remote control to turn fireplace on. • Enjoy the soft, steady flame • Never leave it unattended • Turn it fully off before bed or leaving the home 4. Spa Bathing Ritual Your private bathing space is designed for slow, restorative moments: • Deep two person soaking tub • Ceiling mounted tub filler for a quiet, vertical cascade • Rainfall showerhead for a warm, enveloping rinse • Plush towels and spa grade bath products provided Take your time. This is a place meant for lingering. 5. Full Gourmet Kitchen The kitchen is fully equipped for everything from simple breakfasts to full gourmet meals: • Full size refrigerator • Quality cookware, bakeware, and utensils • Sharp knives and prep tools • Coffee, tea, and hot chocolate station • All essentials for cooking and baking If you love to cook, you’ll feel at home here. 6. Starlink High Speed WiFi Work, create, or stream with ease. Starlink high speed WiFi supports remote work, video calls, and creative projects. 7. Trails & Outdoor Adventures Nederland & Surrounding Trails • Mud Lake Open Space — Gentle loops through forest and meadow • Caribou Ranch — Historic ruins and open vistas • Hessie Trailhead — Lost Lake, King Lake, Devil’s Thumb, Indian Peaks • West Magnolia — Mountain biking and quiet forest wandering • Eldora (summer access) — Ridge walks and cooler air above town Peak-to-Peak & Boulder Canyon • Boulder Falls — A dramatic waterfall stop • Arapaho Pass Trail — High alpine tundra and sweeping views 8. Please no cats as we don't have a litter box. 11. Occupancy Guidelines LUXHYTTE is designed for up to 2 guests seeking quiet, restorative time in the mountains. No parties or events. - 4 Guests Maximum - Option A: 2 Adults and up to 2 small children. - Option B: 3 Adults. 12. Mountain Essentials • Weather shifts quickly—carry layers • Hydrate more than usual; altitude is real • Afternoon storms are common—start hikes early • Wildlife is present—keep distance and never feed animals 13. Checkout Notes • Wash dishes or start the dishwasher • Place used towels in the bathroom • Close and lock all windows and doors • Turn off the gas fireplace and outdoor firepit • Leave the home tidy for the next guest A Gentle Invitation LUXHYTTE is best experienced slowly—morning light through the pines, long baths, unhurried meals, and quiet evenings by the fire. While the minimum stay is just one night, most guests tell us they wish they’d stayed longer. If the mountains speak to you, consider extending your time here or reserving your next visit before your favorite dates fill. The door is always ready to welcome you back. Gas Fireplace Guidelines Our gas fireplace provides warmth and a wonderful ambiance. Please follow these simple rules for safe and enjoyable use: • Operation: Use the remote control located on the coffee table to turn the fireplace ON or OFF. Do not attempt to manually light the unit. • Keep Clear: Never place anything near or on the glass front, including clothing, decorations, or flammable materials. Maintain a distance of at least 3 feet (1 meter) from the front of the fireplace. • Hot Surface Warning: The glass and surrounding metal become extremely hot and remain hot long after the fire is turned off. Please keep children and pets away from the unit. • No Tampering: Do not open the glass screen, move the ceramic logs, or adjust and parts of the fireplace. • Off When Leaving/Sleeping: Please ensure the fireplace is completely turned OFF before leaving the property or going to sleep. Hutch was a great host with clear and quick communication. He shared what we need to know in advance. His place was beautiful and unique and was not like any place we stayed before. The bathroom with the very comfortable and relaxing tub was wonderful. The door was a bit tricky to open but once we figured it out, it was fine. His kitchen is the best kitchen we’ve seen anywhere! It felt like it was really a nicely planned kitchen with everything you’d need (tools, oils, spices, etc).

This stay was one of the most memorable we have had on this platform thus far! We stayed one night on a whim need for a getaway from the city. This place? The ultimate restoration. We spent the whole time at the home and took full advantage of a relaxing soaking bath and reading our books curled up by the fireplace. The home had everything we needed to cook and relax. Hutch gives fantastic notes and the guidebook inside the home is a real gem. We will be back for a much longer stay in the future!

We had the best stay at Hutch’s place. The natural architecture is gorgeous and makes it feel like a true mountain retreat. Hutch was super responsive, really nice, and gave us great recs for food and nearby trails. It snowed while we were there, which made the whole experience even better. Sitting in the soaking tub watching the snow fall was unreal. His place was private, peaceful and cozy. Would definitely come back!

Really lovely spot. Definitely felt more private inside than originally expected from the driveway. Very thoughtful privacy fences that were artfully designed to preserve both privacy from the home and the gorgeous view. Thought the bed and couches were VERY comfy, which is massively appreciated. I had trouble with the door coming in and leaving, but nothing a bit of persistence couldn’t fix. Really lovely spot, very cozy, I’m so happy with the stay.

The home is so beautifully designed and unique. We decided to stay here given the proximity to The Caribou Room (we went to a concert, 5 minute walk across the peak to peak) and curiosity about the rammed earth construction. It did not disappoint! It was so quiet and peaceful staying there, the design of the home is very minimalist and thoughtful. The bathroom is extraordinary, the 2 person tub being really special. The snow isn’t great this year so we skipped skiing and went for a couple hikes and hung out in Ned (5 minute drive down the hill). Highly recommended!

We had a lovely time here for Valentine’s Day! Only issue we had was the door lock was a little confusing but Hutch was very responsive and we were able to get in quickly. The space was absolutely beautiful and had everything we needed. There was also plenty of bottles of water for us which was very nice and appreciated. I would highly recommend staying here for a romantic getaway.

We very much enjoyed this unique mountain home. A beautiful space, with everything top-of-the-line. Not your typical Airbnb at all. Super pleasant 1 mile walk to town.

Hutch has a beautiful home with a well thought-out layout. We thoroughly enjoyed our stay in this cozy and comfortable place. This stay offered luxury and privacy. We did have a few issues with the main door locking, but that did not take away from our visit. We would love to stay here again in the future!

What a beautiful modern cabin for such a great price! We wanted to get away from the city without driving too far, and Hutch’s place was exactly what we needed. It’s extremely clean, stocked with the cleanest toiletries, and the kitchen had clean, high-quality organic essentials. The Tempur-Pedic bed was incredibly comfortable — it even adjusts to your preferred position and has a massage feature! Also, the bathtub/shower setup is so unique and fancy. The backyard has a great view and a perfect little hill that our son loved sledding down on our last morning there after some snowfall at night. We had such a wonderful weekend here. Highly recommend!

Super cool and very modern spot, extremely well built and the earthen walls give this home a beautiful and warm aesthetic. Great location and feels secluded, though a short drive to town. The bathtub is incredible and we used it several times on our stay. Very well appointed kitchen too. Great spot.

Staying here felt like being at a cool, well-traveled uncle’s impeccable minimalist cabin… except it has all the modern amenities you could wish for (and more)! It was incredibly cozy and the layout of the space is really thoughtful. Definitely room for two to cook in the kitchen with just enough of the right tools to get some nice meals in (pavlova anyone?). The shower was gorgeous and the view from it were actually quite private, but if you still aren’t sure there are lovely curtains that can be adjusted easily for more privacy (we did a walk around the outside to check). The tub is huge once you see it in-person which means no real splashing or spills when showering. We try to travel for NYE to escape the fireworks and even though there is a road nearby we barely heard any noise from it and more importantly didn’t hear any bangs or booms. It was the perfect place to ring in the new year with my husband and our slightly anxious dog (he loved the little park in town too). 10/10!
